What does a pre-purchase inspection involve?

During a pre-purchase building and pest inspection, the following areas will be thoroughly assessed to ensure the property’s condition and identify any potential issues:

Foundation and structure

Evaluating the foundation and overall structural integrity of the property, checking for any cracks, settlement issues, or structural weaknesses that could compromise the stability of the building.

External water ingress

Inspecting the roof for signs of leaks, damaged roof tiles, and deteriorated roof mortar, as well as other issues that could allow water to enter the property. Additionally, examining exterior wall cladding, windows, and doors for any signs of water or moisture ingress to ensure that the property is well-protected against potential water damage.

Internal wet areas

Examining bathrooms, showers, laundries, and toilets for leaks, water damage to the associated building materials, and signs of mould or efflorescence.

Timber pests

Identifying termite activity and other wood-damaging pests, such as borers and wood decay fungi, which could compromise the structural integrity of the property. Assessing conditions that may attract timber pests in the future, including excessive moisture, wood-to-ground contact, and poor ventilation. Recommending preventive measures and treatments to protect the property from future infestations.

Site drainage

Assessing above-ground site drainage as inadequate site drainage can cause water pooling against or under the property, leading to foundation movement and attracting termite activity.

Safety hazards

Identifying potential safety risks, such as falling and tripping hazards, which might include uneven floors, loose handrails, and poorly maintained staircases.

Besides the above, other maintenance items will also be inspected and documented for property maintenance purposes, as many major defects can develop from minor defects.
